Terms and Conditions

Check-in: from 16:00 to 18:00. Please communicate your arrival time in advance. All guests must show a valid photo ID and credit card upon check-in.

Check-out: until 10:00.

Payment of the tourist tax is required in accordance with the regulations in force in the Municipality of Colico, amounting to €1.00 per day per person, for a maximum of 15 days. Children under 16 and other exempt categories are excluded. For more info, refer to the official Tourist Tax website.

Prices are per apartment, regardless of the number of occupants. Children of all ages are welcome and pay as adults. Cots and extra beds are not available. The stay of guests beyond the maximum capacity of the apartment is not permitted. Hosting people not listed in the reservation is not allowed. Subletting is strictly forbidden.

Each apartment includes use of one large parking spot in an unattended garage. Free Wi-Fi is available throughout the property, accessible with a personal code per guest.

Credit cards are accepted. Payment is made in advance for both standard-rate and non-refundable rate. Cancellation is only allowed for the standard-rate if notified at least 14 days before arrival. Late cancellations are charged in full. The non-refundable rate is fully charged with no refund in case of cancellation.

For non-refundable rate, payment is charged between booking and the day before arrival. For standard-rate, the charge is made after the free cancellation period and before the day of arrival.

Guests who wish to receive an invoice must notify during booking and provide full details (Tax ID/VAT/Certified Email). Otherwise, a standard receipt will be issued.

Guests are responsible for their own travel/stay insurance.

No refunds for late arrivals, early departures, or no-shows. If payment fails or isn’t made in time, the property reserves the right to cancel the booking.

No smoking inside the apartments, building, or common areas.

No parties or events allowed inside or outside the apartment or the property.

Do not move furniture or objects from one apartment to another. Avoid disturbances to other guests. Guests are legally responsible for damage caused by themselves, their families, their guests, or pets.

The booking guest is responsible for the actions and behavior of their entire group and must obtain their consent before providing personal data.

Pets: not allowed.

Elevator: not available.

Waste disposal: Follow the instructions in your apartment for separating waste (organic, paper, glass, plastic, unsorted). Leave bins roadside via the right pedestrian gate starting from 5 PM the day before collection. All bags are microchipped. Fines may apply for improper disposal.

Leave the apartment tidy at check-out. Report any damages immediately to allow prompt repair or replacement. Related costs will be charged.

Swimming Pool Use

Open from 9:00 to 21:00. Please limit your stay in the common pool area to allow access for others. Sunbathing or bringing loungers, umbrellas, tents or similar items is not allowed in the pool area — use your apartment’s terrace instead. Follow all pool regulations listed below.

The property is not liable for service interruptions, equipment failures, or force majeure events. We are not responsible for issues caused by other guests, weather, illness, theft, or other unforeseen events.

Our liability (if any) is limited to the total cost of your booking, as listed in the confirmation email. We are not liable for indirect, punitive, or consequential damages, including loss of profit, reputation, or use of the site. We also do not take responsibility for external booking services you may use.

The property is not responsible for guest property damage, loss, or theft during the stay.

All logos, websites, content, and materials of the Riva del Lario Group are the exclusive property of SAR.TA.SRL and may not be used or reproduced without written permission.

By using our website and/or making a reservation, you agree to these Terms and our Privacy Policy, in accordance with Articles 1341 and 1342 of the Italian Civil Code.

These Terms and Conditions are governed by and interpreted under Italian law.

Pool Regulations

Access: 9:00 – 21:00, for guests only. No external visitors.

Max capacity: 6 people at a time (recommended).

Water depth: 140 cm. No lifeguard on duty – exercise extreme caution!

Diving: Not allowed.

Footwear: Use non-slip slippers in the bathing area.

Non-swimmers: Must wear armbands or life vests.

Showering and swim caps: Mandatory before entering the water.

Children under 3: Must wear swim diapers.

Minors: Only with responsible adults.

Responsibility: The property is not liable for any pool-related incidents.

After meals: Wait at least 3 hours before swimming.

Alone: Avoid diving if you are alone.

Toilets: Use the ones in your apartment if needed.

Prohibited:

  • Running, pushing, or diving.
  • Shouting or making excessive noise.
  • Bringing animals or inviting non-guests.
  • Playing games that disturb others or damage the pool.
  • Swimming during bad weather or during maintenance hours.
  • Smoking or eating/drinking in the pool area.
  • Littering or throwing anything into the pool or garden.

Please help maintain cleanliness and hygiene. A life vest is available. In emergencies, use the first aid box in your apartment or call 112.

Each unit owner is authorized and required to enforce these rules. Use of the pool is at your own risk, and the property is not liable for injuries, damages, or theft.

These regulations are available online, in each apartment, and posted in the pool area.

Governing Law: These Terms and Conditions are subject to Italian law.
